Now talking Calif. the republicans wanted the democratic Gov. gone in a recall. Every time they do that they end up worse off and no different like the time I was stupid enough to sign the petition and got Arnold Schwarzenegger in we were no better off. This time republicans will get Bruce Jenner that don't go by that name any more now that's some funny shit you can't make that up. Think they would of learned from Arnold Schwarzenegger it's going to back fire on them. From that lesson with Arnold if I was still living in Calif. I would of left well enough alone and not signed that recall petition you all ways end worse off than before. Actors and famous people never do a good job in politics.

Just don’t replace her with Arnold.

I liked SE Michigan better than Upstate NY. It’s much prettier here but the cost of living (eg, taxes) is total shit and you get much less personal freedom in return. I’d trade Gretchen Witless for the gun banning sex pest grandma killer any day.

This home just sold in our neighborhood for 45K above list. My wife and I have been thinking about selling, but as someone pointed out, you'll just have to pony up big bucks for something new. I'm amazed at how much prices have increased in the three years that we've been here. We wouldn't be able to afford to buy in our neighborhood now.

Obviously moot in many cases, but I don't get lenders/appraisers, the numbers in general, regarding loans on these properties.

There's an inherent problem with downsizing in some markets. Namely, the quality and location. Smaller SF products don't necessarily afford one those options or don't exist.

Our home is a nearly 3,000 sqft. ranch. It was built for my late father who passed away two months after he moved in. We bought it from his estate for a variety of reasons, one of which was that we would have lost our ass had we sold it then. Although it has nothing to do with "need", when we sell, we plan to roll the cash into something smaller.

Our home is about 2,200 square feet, which is absolutely fine for a family of four. But I can tell you as someone who comes from the land of McMansions and who used represent developer clients who sold them, “need” has got nothing to do with it.

While I’ll agree the “small living space” thing is very European, I think the reason is simply due to population density/ land availability versus North America.

It isn’t like large private homes don’t exist in Western or Central Europe. It simply takes more wealth to afford one relative to other areas.

My European colleagues who move to the USA seem to rapidly adapt to 3,000sf homes.

I’ll also agree with our esteemed member Jeff. “Need” really has little to do with it.

I'm not arguing with you and your input is always interesting. However, I'm not sure that I'd count a $500K house in Georgia as middle class. My house is more like 3,500 sq feet, cost $100k less, and is in NY state. I'm in the top 10% of earners.

With that said, if I were single I'd live in a Condo, and own a huge collection of sports cars housed in a nondescript industrial warehouse somewhere.

yeah, 5k sf around me is still $1m plus. my 1400sf starter home is $600k.

sadly, the neighborhoods i like have been mostly infilled with 4000-6000sf teardown/rebuilds. but on lots designed for 1500-2000, so the yards aren't proportional. so even if i wanted to move into them, i wouldn't find a house the size i want (2500-3000 is max for us).
